Spatial Structure
The residential complex is divided into two wedge-shaped structures, one oriented along Kranebitter Allee, the other perpendicular to it. The front building is open and transparent on the ground floor, the upper floors form a frame that covers the ground floor. The protrusion of the building with the side fire walls creates a pleasant, protected outdoor space that forms a forecourt for the retail space as well as integrating a spacious entrance to the apartments and the underground car park entrance. The residential units on the upper floors will be built with bay windows that characterize the street-side facade and meet room climate and acoustic qualities. The small apartments in this building are designed as small apartments that are inserted through, exposed on both sides.
The structure behind it tapers upwards and thus enables better exposure of the east facade. The apartments have rhythmically arranged balconies and terraces are related to the facade of the front building.
The residential units on the ground floor have gardens in front of them. The project provides a multi-layered green space concept that designs garden, roof and wall areas and makes an important contribution to the greening of the noise-polluted district.
Materiality
All wall surfaces are made of exposed concrete and as core-insulated cavity walls. The bay windows consist of prefabricated wooden elements that are planked with a metallic, dark, finely structured metal surface.
Static Concept
The static concept is based on a superimposed supporting structure with load-bearing partition walls made of in-situ concrete.
Energy Efficiency
Due to the compact design with a good ratio of open to closed area, the project is extremely energy efficient. An air heat pump or geothermal heat pump is provided.
